$25 Virtual Consult which includes Vision Board.
$250 for (4) hour time block.
With builder/architect design studio representative approval, I will attend (1) meeting to assist in selecting materials, colors, and finishes that match your style and budget while ensuring a cohesive design throughout the home. Utilizing my local new construction knowledge, I will guide you in making smart design decisions that add value and appeal.
This fee includes a virtual chat prior to your builder/architect design appointment to learn more about how you and your family live in your home currently and what you would like to see in your new home.

staging to sell
Virtual Consult with Listing Agent and/or Seller, Complimentary.
Tour of home, Checklist of “to-do” items and Plan of Approach: $275
Occupied Staging: Using Homeowner’s Current Interior Pieces: Starting at $450 for 3 hour block.
Option to budget for purchase of new decor pieces to be used until home sells; Price to be discussed.
I will work with the seller's existing furniture and decor (and/or purchase new items to refresh space) to create an appealing, neutral environment for potential buyers. Declutter, depersonalize, arrange furniture for flow & space, optimize lighting & add finishing touches. If needed, arrange for interior cleaning & enhanced curb appeal at exterior.

$50 Consult which includes a Vision Board and Plan of Approach / $100 per hour, minimum of (2) hours.
I will take a fresh approach to your home by using your existing furniture and decor to reimagine your space. We’ll work together to create a new layout that enhances both functionality and flow, all while maintaining the pieces that are meaningful to you. Through thoughtful placement, clever styling, and creative solutions, I’ll transform your current items into a cohesive, refreshed design that feels new, yet familiar. My goal is to maximize the potential of each room, blending your personal style with practical updates, so your home feels more organized, inviting, and perfectly suited to your lifestyle.

I’ll work with the larger furniture pieces you already own and love, while introducing a sense of “new” to your home. Decor, wall art, fixtures, window treatments, rugs and other carefully curated items will be sourced to give your home a completely refreshed feel. With a focus on your budget, I’ll thoughtfully blend your existing furnishings with updated elements that enhance the overall look and feel of your space. By adding these fresh touches, we’ll create a cohesive, modern design that breathes new life into your home, making it feel stylish, comfortable, and uniquely yours.

With a focus on both style and practicality, I’ll create rooms that reflect your personal taste while enhancing comfort and usability. By selecting timeless pieces and custom accents, the design will not only refresh your home but also ensure it stands the test of time. My goal is to craft a beautifully reimagined space that feels brand new, yet perfectly aligned with your lifestyle and needs.
